Near Heritage Square, Granger’s heavy soil holds water close to your foundation, especially after summer storms or snow melts in ZIP code 46530. Many local crawl spaces have dirt floors, letting that moisture seep right in. This makes wood rot, mold, and musty crawlspace air much more common. Granger’s humid summers only add to the mix, feeding pests and causing floors above to sag or soften. If you’ve noticed rising damp, soft spots, or odors moving up from below, sealing is your answer. Learn how crawl space waterproofing works here and why it lasts for homes built on this kind of ground.
Every part of Granger faces its own crawl space challenges, from soggy backyards to uneven grading or heavy clay. Conditions can change block to block depending on home age or landscaping.
Homes close to Heritage Square (46530) often deal with high water tables that create standing water under the house. Encapsulation plus a sump pump protects floors above and keeps humidity low all year here.
Cherry Hill’s mature lots sometimes have sloped yards, leading to groundwater pressing against crawlspace walls and making insulation damp. A full vapor barrier, paired with French drains, solves this persistent moisture.
Northeast Granger sees energy loss and cold floors in homes with vented crawl spaces. EverDry recommends sealing vents and installing controlled ventilation for moisture and temperature stability in these neighborhoods.
Country homes towards the southern edge of Granger often sit on clay-heavy ground that fosters musty air and wood rot. Crawlspace encapsulation with moisture control keeps pests and odors in check.

Jim Glick came and explained everything very well. What the company covers and how their system works. He understood what I was looking for and offered me just that.Posted on Google Melanie PageTrustindex verifies that the original source of the review is Google. David came out and spent 90 minutes being one of the best salesmen I've ever encountered in real life. He FIRST tells you which color on the test means mold before he tests for mold. It's the bad color. He FIRST tells you which number is acceptable for wall moisture before he places the device on the wall and gets the measurement. It's a bad measurement. He tells you the things floating in the flashlight beam is also mold, though I could have sworn those were known as dust motes. He tells you how water falls into the hole that was dug to create your home and everything is moving, just like when you stand on the beach and the water washes in and you feel yourself slowly sinking. You know what it's like to stand on a beach. He tells you with their special machine, you'll never have to dust again. He tells you have a really nice house and you've taken good care of it, praising your home and efforts, but if you trust EverDry, they can make everything great, permanently, so you don't feel like you're living in a dump. He takes photos and prints them from the trunk of his Cadillac. He measures the square footage and then pulls out a pre-made sheet and tells you the total cost to do all the things: $28,000. You don't even have water in your basement; you just want to add longevity to the current foundation. You feel like nothing about the offer is tailor made to your home because there is no itemized estimate. He lets you know that if you want financing, it's about 10% to 11% interest that compounds daily. You need to put $500 down. Your house is so tempting, he says, because he feels that if he can squeeze you in between other jobs when the crew is waiting around, they'll reduce the price. However, you have to agree that you will only get 24-48 hours' notice. You tell him you work from home and can't have noise while you're working. He continues to say you only get 24-48 hours' if you want the special deal, so you feel like he doesn't care and isn't listening. You say you need time to talk to your bank about financing, and he emphasizes that financing is financing, that you'll have to pay off the loan faster through your bank and that you should sign with him today. You tell him you're going to take a week to think about it. Uninvited, he says he'll stop by in two days. Later, you get a call from EverDry asking how David was. You are evasive and say that he said everything clearly, because he did. He was very clearly a salesman who wanted to close on a $28,000 contract after a 90-minute spiel. But we're not done yet. Two weeks later, you receive communication from EverDry asking you to confirm an appointment to go over pricing options at your home. You do not confirm the appointment, as you never made an appointment. EverDry had more invited themselves to your home. So, if that's what you're looking for as a homeowner, 5/5 stars, no notes.Posted on Google Emmanuel MelecioTrustindex verifies that the original source of the review is Google. Our patented system joins interior and exterior crawl space controls in one proven solution. Granger homeowners see results other providers can’t deliver in tough, wet conditions.
With every crawl space waterproofing or repair, the lifetime warranty passes automatically to a new owner—at no charge—adding value and long-term peace to your Granger property.
We offer a careful 20-point crawl space check—including moisture, rot, drainage, and foundation review—with a custom estimate. No high-pressure sales, just honest expertise for Granger homes.
Homes near Heritage Square often sit on heavier soil that holds water, especially after heavy rain or spring thaw. This water can sit right under your foundation, raising humidity inside your crawlspace. That extra moisture makes wood and insulation more likely to mold or rot. Our crawl space waterproofing helps stop ground moisture at the source, keeping your home’s air and floors drier.
The cost to encapsulate or waterproof a crawl space in Granger varies based on size and how wet it is. Most projects range from a few thousand to several thousand dollars and are usually finished within a couple days. After we check your crawlspace, you’ll get a clear estimate and timeline before any work starts.
Many 1970s homes in Granger, like in Cherry Hill, have dirt crawl spaces and older insulation that can hold moisture. Over time, this leads to mold, pest problems, or spongy floors. Full repair—encapsulation, drainage, and improved ventilation—brings these homes up to modern standards and protects your indoor air.
Musty smells and soft floors mean there’s ongoing moisture damage. Waiting can lead to bigger issues like wood rot or mold growth, and repairs usually cost more if put off. Acting now with professional crawl space moisture control protects both your home’s structure and your family's health.
A loose plastic sheet is a quick fix, but it won’t fully block vapor or stop air leakage along the edges. Professional crawl space encapsulation uses sealed vapor barriers, tape, and moisture management for true control. You get lasting results—and a warranty—unlike what plastic alone provides.
